This is
GURPS Aliens
(Steve Jackson Games, 6010), a 128-page softcover supplement for GURPS science-fiction role-playing, but certainly applicable to fantasy, horror, and superhero genres as well. It details over two dozen alien races, and includes rules for designing new races balanced with skills, advantages, and disadvantages.
The cover has a  layer of laminate on and around the spine to protect it, a little creasing on the bottom outer corner of the front, and a few small stains/blemishes. The pages are near mint, with slight corner bends.
I go through each item page by page to check the condition; I want to be as clear about the condition as I can. That's not to say I necessarily catch every detail, but I'm pretty confident that if there are tears, or writing, or missing pages, or other substantial flaws, I will know it and account for it in the description.
